Analysis
Endah Promenade in
Sri Petaling is
a mixed commercial development due to be completed in 2011. The
serviced residents are spacious enough for working professionals and
small families to live in. In addition, as there is 24 hour security,
and an individual home alarm system, residents will be able to live in
a safe and secure environment.
Unfortunately, neighboring residential buildings such as
Endah Ria,
Endah Puri all
have negative growth. The difference between Endah Ria and Endah
Promenade? Other than the fact that Endah Promenade has a commercial
section, Endah Ria, Endah Puri, etc is slightly more swanky and a bit
more facilities.
Endah Puri and co were all developed
by PJ Development, and the facilities have not been upkept. As a
result, Endah Promenade will most likely suffer from a similar fate.
Investment wise, for Endah Regal, it is doing well for the pass two
years. Price gone up 20-45% since the 2008. Endah Puri it is a bit far
from the mall and LRT.
As for the shop offices and shop
lots, there is a 1 million population catchment from Sri Petaling and
adjoining neighborhoods. The most positive aspect of Endah Promenade is
that the adjoining residential buildings do not have a commercial
section so the shop lots and offices will benefit from this
